Unfortunately, you are now in a time in many areas where there is "limited Inventory".? This means that there are not enough "good" houses on the market.? Compettive offers are back.? Hopefully the seller will allow you to do "Last and best" offer, which will allow you to counter with a better offer if this is the right house for you.? Your realtor will review comps (and most likely already has), you can review your finances with your lender and hopefully be able to make a stronger offer.?

Sellers want to get the most they can for their homes, there is no binding contract until all parties sign.?
